Have you ever tried to buy a property that is selling for less than what is owed on the mortgage? That is what's known as a short sale. And it requires cooperation by the lender and the homeowner to sell the property. This process has proven to be a major headache to both real estate professionals and investors. The lender's have sometimes taken months into years to decide to accept less than what they're owed at a lower property to be sold. I've called the process, "brain damage", for the frustration that it is caused.
Banks have now decided that short sales are THE WAY to reduce their inventory. The number of short sales has increased dramatically and they are closing sooner. This is an opportunity for real estate investors to take advantage of.
We are going to help remove the mystery, frustration and confusion surrounding the short sale process.
The September SDCIA meeting will feature a panel of short sale experts. The panel includes real estate brokers and funding sources. So far we have on the panel: Danica Vorkapich Patton, Rich Worcester and Vikki Kuick. More panel members will be added later.

About Richard Worcester
Rich is a former Lockheed "Skunk Works" Engineer and 27 year Real Estate Investor and Pro. He is the Founder of the North San Diego Real Estate Investors Association (the NSDREI). As a local investor and real estate agent, his specialty is real estate loss mitigation and bank negotiations, done with the goal of helping homeowners deal with their banks. Rich has been doing short sales since 1995, and has helped hundreds of homeowners.
Of all his accomplishments, Rich is proudest of family, including this 3 wonderful children and 6 grandchildren. He currently resides in San Diego, California.
About Danica Vorkapich Patton
Her background is not at all in Real Estate… She dropped out of high school at 16 and got her GED and went to study Theater / Film. At 18 she left home and moved to Miami to start her first career in Advertising. From Miami she moved to Los Angeles to start her second career in film.
In 2005 Danica had the pleasure of going to a Bruce Norris event where she was blessed to have listened to and met her mentor, Mike Cantu. Two weeks later after meeting Mike, she quit her career in film and never looked back. Danica started with
Wholesaling, which led her into Short Sales in 2006 due to the change in economy. She has been specializing in Short Sales ever since. Danica is a Licensed Real Estate Agent as well as CDPE Certified.
